Housekeeping for property businesses: find your supplier

Changeover cleaning, linen, refurbishment between tenants: describe your units and turnover, then compare quotes from suppliers. Meaflow is for businesses only.

  • Free, account created only when you publish
  • Verified businesses (company number checked)
  • Drawings visible to members only

This page is for business clients who have homes and apartments cleaned as part of their activity: concierge services and managers of furnished lets, tourist or serviced residences, hotels, estate agents, managing agents and landlords, and companies with staff accommodation. Meaflow is a platform for businesses only: cleaning in private households is not offered there, and individuals cannot post requests.

In these trades, housekeeping is a link in the operating chain: it shapes guest reviews, unit turnover and the condition of the property. The need often fits in one sentence: put a unit back in order in a short window between a departure and an arrival, with clean linen, consumables topped up and a reliable inspection report.

The suppliers who respond are commercial cleaning companies, firms specialising in short-term lets and well-organised independents. This page presents the services, price factors, points to settle (linen, keys, deadlines, checks) and the legal framework to know about. Refine your request with the specification generator, then post a request. The other cleaning trades are covered on the page on cleaning and maintenance of business premises.

Changing sheets and towels, washing on site or sending to a laundry, folding or ironing, tracking stocks of clean and dirty linen.

What affects the price

  1. 1

    Size and type of unit

Studio, one-bedroom flat or house: cleaning time depends on floor area, number of rooms, bathrooms and beds. State the type of each unit in your request.

  2. 2

    Number and pace of changeovers

Regular changeovers make it possible to organise rounds and optimise travel. Seasonal activity, with departure peaks on the same day, calls for on-demand capacity.

  3. 3

    Linen: supplied, washed, ironed

The scope and price change depending on whether linen is supplied, washed and ironed by the supplier or handled by you. Ask how washing, hire and transport are charged.

  4. 4

    Deadlines and hours

A short window between departure and arrival, same-day cleaning, weekends or bank holidays, or a last-minute job all add to the cost.

  5. 5

    Access and travel

Distance between units, parking, floors without a lift, key handover: travel time is often a cost item in its own right.

  6. 6

    Extras and checks

Photo report, checklists, restocking, windows, appliances, deep clean: price each addition separately so that you compare equivalent offers.

Tips for a successful request

Post a request
  • List your units: address, type, floor area, floor, number of beds and bathrooms, with photos for the first visits.
  • Describe the changeover pattern (average number of departures per week, seasonality) and the check-out and check-in times to respect.
  • Specify the linen: supplied by you or by the supplier, washing on site or at a laundry, number of sets, ironing or not.
  • State how access works (key box, smart lock, handover in person) and the security instructions to follow.
  • Attach your checklist or ask for the supplier’s, with the inspection criteria and the standard expected.
  • Define how problems are handled: who is told, within what time, and how forgotten items or damage are dealt with.

Changeover cleaning: organising turnovers, linen and checks

In a short-term let, the changeover clean takes place within a few hours. What guarantees quality is the process more than speed: a single, detailed checklist, a photo report at the end of each visit and simple communication with the manager.

A proven visit routine

  1. Arrival, airing and inspection: condition of the unit, forgotten items, any damage.
  2. Removing dirty linen, taking out the rubbish, checking the appliances.
  3. Cleaning the kitchen, bathrooms and then the living areas, from top to bottom, using colour-coded microfibre cloths to avoid cross-contamination.
  4. Beds made up with clean linen, towels and welcome consumables put in place.
  5. Final check, photos, reporting of problems and locking up the unit.

Linen, the tipping point

Linen is the first source of difficulties: shortages of sets, stains, late deliveries. Many managers allow several sets per bed (one on the bed, one in the wash, one in reserve) and entrust washing to a professional laundry or to the supplier. Set out in writing who owns the linen, who washes it and who bears losses or damage.

Keys, insurance and supplier status: the framework to know

Entrusting access to homes calls for rigour. Settle these points from the start:

  • Access and confidentiality: key box, code or smart lock; provide for the confidentiality of occupants’ data and for changing codes at the end of the contract.
  • Insurance: ask for the professional liability insurance certificate and agree how damage and lost keys are handled. Meaflow checks the SIRET number (French company registration number) of companies, not their insurance.
  • Status and compliance: in France, a supplier may be a cleaning company with employees, covered by the national collective agreement for cleaning companies, or a self-employed worker. Above an amount set by decree, the client must check its contractor’s social compliance (an Urssaf vigilance certificate, business registration) at signing and then periodically: this is the duty of vigilance, which fights undeclared work.
  • Letting framework: the obligations specific to furnished lets (declarations, local regulations) remain those of the landlord; the cleaning supplier is not responsible for them, but can alert you to problems it notices.

Meaflow is for businesses only. The terms of use exclude individuals: housekeeping requests must come from companies, managers or organisations, for homes managed as part of their activity.

Hotels, residences, managing agents, agencies: adapting the service

Expectations vary with the activity. A concierge service thinks in changeovers, with tight windows and a report after every visit. A hotel or tourist residence is more likely to expect a regular team organised by number of rooms per shift, under the supervision of a housekeeper; cleaning of common areas falls under a premises cleaning contract. A managing agent or landlord looks for regular cleaning of lobbies and stairs, with a liaison book. An agency needs a quick turnaround between a departure and a new letting, often after building work: see renovation and fit-out to coordinate the works and the cleaning.

Start with a first visit inspected together, then measure quality over a few changeovers before scaling up. With bed bugs, cleaning is not enough: call in a pest control company. Ready to get quotes? Post your request or browse the housekeeping suppliers.

Frequently asked questions

Can I find housekeeping for a private household on Meaflow?

No. Meaflow is for businesses only and the terms of use exclude individuals. The platform is aimed at concierge services, managers of furnished lets, hotels, residences, managing agents, estate agents and companies that need housekeeping for homes managed as part of their activity.

How much does changeover cleaning of a unit cost?

There is no single rate: the price depends on the floor area and type of unit, the number of changeovers, the linen (supplied, washed, ironed), the time slot and travel. The most reliable approach is to request several quotes on the same brief, stating the frequency of changeovers and the standard expected.

Who handles the linen: the manager or the supplier?

Both arrangements exist. The manager can supply and launder their own linen, or entrust supply, washing and ironing to the supplier or a laundry. State in writing who holds the linen, who bears losses and stains, and how stocks are tracked: a shortage of sets is a frequent cause of delay.

How do I manage keys and access?

Common solutions are the secure key box, the smart lock with a temporary code, or handover in person against a signature. Whichever you choose, limit how widely codes are shared, change them at the end of the contract and ask the supplier to commit to confidentiality and to reporting any lost key.

Does the supplier need to be insured and compliant?

In practice, yes: ask for a professional liability insurance certificate. In France, if the contract exceeds a certain amount, the law also requires the client to check the supplier’s social compliance (vigilance certificate, registration), then periodically. Meaflow checks companies’ SIRET numbers, but not their insurance or certificates.

What should I do about bed bugs in a unit?

Cleaning is not enough: you need a specialist pest control company, which confirms the infestation and applies a suitable heat or chemical treatment. Ask the cleaning team to report any signs immediately (bites, stains, shed skins) without handling the infested linen, to limit the spread.
