Plumbing supplies and drains water, heating produces and distributes heat, ventilation renews the air and air conditioning provides summer comfort. These trades are grouped under the acronym HVAC (heating, ventilation and air conditioning), known in France as génie climatique. For a shop, a workshop, offices or a building, these installations weigh heavily on the running budget and on safety: leaks, a boiler breakdown in mid-winter, stale air, legionella.

The plumber and heating engineer handles everyday jobs and call-outs; the more structured HVAC contractor designs and installs complete systems with a design office, controls and a maintenance contract. Several activities are regulated: handling refrigerants, gas work, boiler servicing, communal hot water networks. In commercial buildings, energy management has even become an obligation in its own right.

This page helps you prepare a request for comparable quotes: services, equipment, price factors, qualifications to check. For a project that combines heating, electrical work or insulation, see building electrical work, plastering and insulation and all the building trades.

What affects the price

  1. 1

    Output and sizing

The heating or cooling output, calculated from floor area, insulation and use, sets the price of the equipment; oversizing costs more to buy and to run.

  2. 2

    Type of system

Boiler, heat pump, heat-recovery ventilation: investment gaps are significant and should be judged alongside running and maintenance costs, not only the purchase price.

  3. 3

    Condition of the existing installation

Old pipework, difficult access, removal of equipment, bringing a flue or the plant room up to standard: a prior survey limits variations.

  4. 4

    Site constraints

Water or heating shut-off, work outside the heating season, work at height, lifting a unit onto the roof: these resources are priced separately.

  5. 5

    Adjustments, tests and commissioning

Balancing, adjustments, tests, commissioning documents and operator training are part of a successful installation: check they are included.

  6. 6

    Maintenance and grants

A maintenance contract is charged on top; some grants, such as energy savings certificates in France, depend on the equipment chosen and the firm’s qualification.

Tips for a successful request

Post a request
  • State floor areas, volumes, occupancy and hours, with photos of the boiler room, outdoor units and existing equipment.
  • Describe the problem (breakdown, excessive consumption, discomfort, change of use): the firm will then propose a suitable solution rather than a like-for-like replacement.
  • Attach the latest energy bill, the maintenance contract and the maintenance log, if you have them.
  • Say whether your business can be interrupted, and when: heating work is best scheduled outside the heating season.
  • Ask for the quote to itemise the equipment (make, model, output), removal, disposal of old equipment, commissioning and guarantee.
  • If you are aiming for grants, require from the outset a firm holding the qualification requested, for example the RGE label in France.

Qualifications, certificates and regulations to know

Several HVAC activities are regulated. For equipment containing refrigerants (air conditioning, heat pumps, refrigeration), the firm must hold a capacity certificate (attestation de capacité in France) and its technicians an aptitude certificate: ask for them. Work on gas installations requires specific qualifications. In France, boilers rated from 4 to 400 kW must be serviced every year by a professional, who issues a maintenance certificate, and air conditioning systems above a certain output threshold are subject to periodic inspection.

As regards guarantees, a firm carrying out a new installation or a refurbishment must hold ten-year liability insurance (in France); depending on its nature, an item of equipment falls under the ten-year guarantee or the two-year performance guarantee (garantie biennale de bon fonctionnement). Installation rules are set out in the French DTU technical codes of practice, for example NF DTU 60.1 for sanitary plumbing and NF DTU 68.3 for mechanical ventilation. The Qualibat qualification and the RGE label (France’s recognition for energy-efficiency installers), which is a condition for certain energy-renovation grants, are benchmarks to ask for.

In France, if your commercial premises exceed 1,000 m², the Éco-énergie tertiaire scheme sets energy-consumption reduction targets, and the BACS decree requires, above a certain output threshold for heating or air conditioning systems, a building automation and control system. Think about this before choosing equipment: your installer should know these requirements.

Boiler, heat pump or something else: how to choose the system

The right system depends first on the building. A poorly insulated building wastes heat whatever the machine: deal with the building envelope through plastering and insulation or roofing beforehand, or at the same time. Then ask for a sizing study based on the building’s heat losses, not a simple equipment quote: it is what prevents oversizing.

An air-to-water heat pump works well with low-temperature emitters (underfloor heating, fan coil units); on old high-temperature radiators, its efficiency drops and replacing the emitters may be necessary. Also check the available electrical power, the location of the outdoor unit and the noise, which sometimes affects neighbours. A condensing boiler remains a possible solution in a building with old radiators that is already connected to gas. A reversible heat pump also provides cooling in summer.

Finally, compare the overall cost: investment, consumption, maintenance, service life and any grants. For work in an occupied building, schedule the job outside the heating season, plan for water or heating shut-offs zone by zone and tell your teams.

Maintenance, call-outs and maintenance contracts

An HVAC installation lasts a long time if it is looked after. A maintenance contract specifies the frequency of visits, the scope (boiler, ventilation, air conditioning, pipework), whether parts are included, the response time in the event of a breakdown and the reports provided. Compare contracts on these points, not only on the annual price. Keep the maintenance certificates and the log: they are used for your inspections, by your insurer and when equipment is resold.

For hot water, monitoring the networks (temperatures, flushing, descaling) limits the risk of legionella, which matters in hotels, residences and sites with communal showers. For ventilation, clogged filters and ducts degrade air quality and increase consumption.

Write your request with a short specification (see also specification in the glossary) and use the guidance on the request for quote to compare equivalent offers. On Meaflow, you post your requirement free of charge and firms reply with their quotes. Post your plumbing and heating request.

Does a plumber or heating engineer need ten-year liability insurance?

Yes for installation or refurbishment work covered by the builders’ guarantee: in France the firm must hold ten-year liability insurance, and you should ask for the certificate before the works start. A simple call-out or servicing does not carry the same guarantees, but its professional liability insurance must cover the activity. Check that the certificate states the activities concerned.

What is the difference between a plumber, a heating engineer and a refrigeration engineer?

The plumber deals with water and drainage, the heating engineer with heating systems, and the refrigeration engineer with cooling and air conditioning, including handling refrigerants, which requires a capacity certificate. Many firms combine these trades under the name HVAC contractor. For a large installation, a thermal design office can size the system before the consultation.

How long does it take to replace a boiler or install air conditioning?

As a guide, a like-for-like boiler replacement takes a few days on site, a split air conditioner one to two days, and a more complete system (pipework, heat-recovery ventilation) several weeks. The time for design, ordering equipment and scheduling often exceeds the duration of the work, especially as winter approaches.

How often should a boiler be serviced?

In France, every year for boilers from 4 to 400 kW, by a qualified professional who issues a maintenance certificate. The visit includes cleaning, combustion adjustments and a safety check. More powerful boiler rooms have their own rules: ask your provider. Keep the certificates, which are useful for your insurer.

Can you install a heat pump in business premises?

Yes, it is common for offices, shops and small workshops, provided the installation is sized from a heat-loss calculation and you check the existing emitters, the electrical power and the location of the outdoor unit, particularly for noise. The firm must hold the capacity certificate for refrigerants. Grants exist, subject to qualification conditions.
