Building works for businesses

Facilities managers, shopkeepers, managing agents, landlords, public bodies: describe your project once and compare quotes from building firms.

  • Free, account created only when you publish
  • Verified businesses (company number checked)
  • Drawings visible to members only

Commissioning building works as a business means meeting constraints that private individuals know less about: continuity of operations, the safety of occupants and the public, regulatory compliance, the client’s responsibilities, insurance, the date of reopening or handover of keys. Finding the right firm takes time: incomplete directories, requests sent one by one, quotes that cannot be compared.

Meaflow offers a simple approach. You post a free request describing the project, its constraints and its deadlines; interested firms ask you their questions and send you a priced quote; you compare and choose. The contract is agreed directly between you and the firm: Meaflow is not involved in the contract or the payment.

Browse the trades: masonry and structural work, electrical work, plumbing and heating, joinery and closures, painting and wall coverings, plastering and insulation, roofing and waterproofing, premises refurbishment, solar and EV charging points and odd jobs and call-out repairs. The sections below give the common points of reference for all projects.

How to choose a building firm

Price is the most visible criterion, not the most protective. Before choosing a firm, check four points.

  • Insurance. Ask for the certificates, valid on the date of the project. Liability insurance covers damage caused during the works. Ten-year liability insurance (assurance décennale in France), compulsory for builders there, covers for ten years after handover damage that compromises the soundness of the works or makes them unfit for their purpose. Check that they mention the activities you are entrusting and that the company name and SIRET (the French company registration number) match the quote.
  • Qualifications. In France, Qualibat for many building trades, Qualifelec for electrical work, the RGE mention for certain energy renovation grants: these are assets that attest to skills and resources, not general obligations. Require them when your project justifies it.
  • References. Ask for projects comparable to yours (type, size, occupied site or not) and, if possible, the contact of a former client.
  • A prior site visit. Serious pricing means seeing the premises: access, condition of the existing building, operating constraints. A firm that prices remotely without asking questions will add a safety margin or discover the difficulties during the project.

A contract worth at least €5,000 excl. VAT? In France, the Labour Code (articles L. 8222-1 and following) requires you to check that your contracting party is compliant, notably through its vigilance certificate (attestation de vigilance), at signature and then every six months. Meaflow’s “Verified company” badge confirms a check of the SIRET number, not of insurance or qualifications: request those documents directly.

Main contractor or separate trades

This is the first structuring decision on a project with several work packages.

The main contractor

You sign a single contract for all trades, with a lump-sum price, a programme and one point of contact. It answers to you for all the work, including packages that are subcontracted, and charges for its coordination. In France, the law of 31 December 1975 (loi n° 75-1334) requires the contractor to have each subcontractor accepted by you and its payment terms approved: ask for the list.

Separate trades

You contract with each firm: competitive bidding package by package and control over choices, but programme, coordination and handover are down to you, or entrusted to a project manager paid on top. As soon as several firms work on the site, the client must appoint a health and safety coordinator (SPS coordinator in France).

How to decide

  • One or two simple packages: consult the trades concerned directly.
  • Three or more packages, a tight deadline, an occupied site: a main contractor or a project manager simplifies the management.
  • Undecided: ask for both options to compare.

In both cases, start from a specification: our generator offers a template for building works. For a complete refurbishment, see the premises refurbishment page.

Quotes, contract and handover of the works

The quote. Require a dated, detailed quote: the firm’s identity and SIRET, insurer and geographical cover, description of the works, quantities, prices, VAT, deadlines, payment terms, period of validity. Signed with the words “bon pour accord” (agreed), it constitutes a contract.

The contract. For a large project, formalise a written contract: lump-sum or unit price, deadlines and late-completion penalties, payments, any retention (capped at 5% in a private contract in France), insurance, subcontracting. Additional works are carried out under a written, priced variation before execution. The French standard NF P 03‑001 is a common contractual reference, which must be cited for it to apply.

Handover. By handover, you accept the works with or without reservations, preferably jointly, through a signed report. It triggers the guarantees in France: completion guarantee (garantie de parfait achèvement, one year: repair of defects noted at handover or notified in writing within the year), two-year functioning guarantee (garantie biennale de bon fonctionnement, two years: removable equipment) and ten-year guarantee (garantie décennale, ten years). List the snags precisely, agree a deadline for clearing them and ask for the as-built file. Avoid occupying the premises or paying the balance before handover: these acts may be read as tacit acceptance. Finally, allow for end-of-works cleaning.

What insurance must a building firm be able to show?

For construction work in France, it must hold ten-year liability insurance (assurance décennale), compulsory for builders. Also ask for the professional liability certificate, which covers damage caused during the works. Certificates must be valid and state the activities covered. Meaflow’s “Verified company” badge confirms a check of the SIRET number, not of insurance.

Do I need a project manager or an architect for work on my premises?

Not necessarily. For a single, simple package, consulting a firm directly is enough. For several packages, an occupied site or premises open to the public, a project manager helps define the project, run the tender, monitor the project and organise handover. In France an architect is mandatory in some cases when applying for planning permission: ask the local authority.

How do I compare building quotes?

Compare quotes drawn up on the same scope: quantities, material references, strip-out, waste disposal, protection, cleaning, deadlines and payment terms. Ask for a breakdown by item or by work package. A large gap often reveals a different scope or an exclusion rather than an abnormal price. Also check insurance, references and how additional works are handled.

What guarantees apply after handover of the works?

In France, the completion guarantee lasts one year: the firm repairs defects noted at handover or notified in writing during the year. The two-year functioning guarantee covers removable building equipment for two years. The ten-year guarantee covers damage that compromises the soundness of the works or makes them unfit for their purpose.
